Project Overview

Rutter Immobilien Group has been a leader in the development and operation of innovative and sustainable retail properties for more than 25 years. Their portfolio includes more than 40 retail parks and shopping centres with a total lettable area of over 600,000 m².

However, with several chillers and generator units located on the rooftop of one of their facilities, the surrounding area began experiencing high levels of mechanical noise, impacting both comfort and regulatory compliance.

To address the issue, Rutter turned to DECIBEL. Our engineering team was tasked with designing and implementing an efficient soundproofing solution that would reduce the acoustic impact of the equipment while withstanding outdoor conditions.

The result was a set of custom-built noise barriers and enclosures using DECIBEL’s durable metal perforated PZP panels.

Challenge

Rooftop mechanical systems often pose complex noise issues. The chillers and generators at Rutter’s facility were creating persistent and disruptive noise, which radiated across nearby residential and office areas.

The challenge was to reduce sound levels significantly while maintaining access to the machines for maintenance and ensuring the enclosures could endure environmental exposure.

Scope of Work

  • On-site acoustic assessment of rooftop equipment
  • Acoustic modelling and engineering of sound barriers
  • Fabrication of custom PZP metal perforated panels
  • Design and installation of enclosures around chillers and generators
  • Integration of access points for maintenance
  • Supervision and final acoustic verification

Solution

DECIBEL designed and installed robust soundproofing enclosures and barrier systems tailored to Rutter’s rooftop layout. The enclosures were constructed using our PZP metal perforated panels, which are engineered for high durability and acoustic performance in industrial and outdoor settings.

These enclosures operate on the principle of acoustic diffraction and absorption, reducing both airborne and reflective noise. The panels were custom-sized and installed with care to ensure airtightness where necessary and to prevent sound leaks.

Our engineering team leveraged its deep expertise in industrial acoustics to ensure that the noise reduction measures would not interfere with airflow, equipment function, or maintenance access. The installation team, known for precision and reliability, executed the plan efficiently, ensuring minimal disruption to ongoing operations.

Result

The installed barriers delivered a measurable reduction in ambient noise levels around the rooftop units. Acoustic performance goals were met, and Rutter’s staff and neighbours alike reported a significant improvement in environmental comfort.

This project showcases the effectiveness of DECIBEL’s soundproofing enclosures and engineered systems, which provide lasting acoustic protection against mechanical and industrial noise sources.

Whether for chillers, HVAC systems, or power generators, these enclosures are built to perform in even the most challenging conditions.
